The cost of a BER for this house would be €250.00 including the SEAI fee. I am a sole trader so do not charge VAT. 
I am in the area tomorrow at approx 12 - 1pm and unfortunately will be the only time I will be able to carry out the survey this side of the new year. Let me know if this suits you.
